The Reality of Virtual

Whether we like it or not, Virtual Reality is here to stay, an advanced simulation of our physical world. But where does it fit within the realm of real estate? And is Virtual or Real better?

Virtually Real

It’s been around for a while now. We see Virtual Reality (VR) in manufacturing, it’s used as a training tool by surgeons, and pilots use VR to practice their response in emergency situations. VR has exploded beyond video games, and it is firmly mainstream.

However, the question remains. Does VR have a place in real estate? The short answer is of course it does. Studies out of the University of Auckland have shown prospective buyers in China will don their VR goggles and take a tour of a potential home from the comfort of their couch before committing to a physical inspection.

However, that’s where we kick in – the physical inspection, the critical point when we become strong advocates for a staged property.

Sensory Reality

Arriving to view an empty house appeals to some people. However, while some folk can visualise where they’ll put the couch, many need a hand to envisage life in the home. And that’s where good home staging comes into play. We take away the guess work and our viewers don’t have to use their imagination to fill in the blanks. Instead, we engage the senses. Viewers get a snapshot of their future dinner parties, their morning coffees, and their nights on the sofa with a plump cushion at their back. They’ll experience how the home can flow and they’ll be taken on a journey that appeals to all the senses.

Through the considered usage of texture and layers, we work to enhance a home. Colour and pattern come into play, while spatial awareness and proportionality ensure the property is presented in its best light. It’s about creating a cohesive home, a balancing act of rhythm and movement.

For us, ‘best’ isn’t just about great interior design principles. It also equates to using the best products and we’re grateful to have partnered with select suppliers, making our curated collection one that’s all about quality and style.

So, in short, yes – VR has a role to play in real estate, one we’re likely to see more of in the future. But so too does physical home-staging. Afterall, life’s not virtual; it’s a sensory journey.
