The ins and outs of home-staging

Viewing to vision

I always start with a prior viewing where I walk through a home and look at how we can make spaces appear larger and create flow within a house. Spaces need to make sense, especially the kitchen-dining-living areas, which set the tone for the rest of the home. Whether yours is an empty box or full of clutter, or somewhere in between, I’m able to see beyond what’s there, and envision how spaces can function and flow optimally.

Your own ideas

Maybe you like a more minimalist aesthetic or have a penchant for French country style. In the early stages, we can discuss your ideas alongside our vision, to make sure everyone’s on the same page. The ultimate objective is creating a vision that will make your home shine for buyers – so that it sells quicker, for more. But it’s important to us that our clients are delighted with what we achieve.

The staging steps

Once we have completed the initial viewing and planning process, we provide a formal quote for the full presentation of a home by a qualified interior designer. This quote includes viewing and planning, installation and styling, and full removal. The installation process happens within a day, and I oversee it all to make sure everything is perfect. Our staging packages last for eight weeks. The first week covers photography and marketing, while the rest are for the open homes and the final sale or auction. If you do need to extend the hire period, we then move to a week-by-week charge basis.

Full presentation

Our staging package encompasses the full presentation of your home’s interior from the entranceway through to the kitchen and living spaces, to the bedrooms and ensuites, and includes all contents from lighting to bedding to furniture. And, yes, we can stage upstairs bedrooms without marking your walls, by using our lightweight modular beds and thick foam mattresses. From the moment buyers walk through the front door and as they explore every corner, they’ll be wowed by the coherence and elegance of your home.
