How to sell your property quickly

I often get asked if home staging is worth the investment. I’m obviously going to say yes, but here’s what we know works and why I think it’s totally worth the money to get experts like me in to sell your property and to sell it quickly.

A picture paints a thousand words

A quick look on Trade Me Property, and you’ll see many properties that haven’t yet realised the value of a home stager. Photos showing empty rooms, dated furniture or just a whole heap of “stuff” do not scream out to potential buyers. Good home staging will mean you get photos that really rise to the top of the viewers’ pile. And in today’s crowded market, that counts for a lot.

More through the door

And when more people like your property, you’ll get more people expressing interest and booking a viewing and – fingers crossed – falling in love with it. Home staging lets the buyers imagine themselves living in the home. It shows off the good features and hides its flaws, so the potential buyer says, “I want to live here!”

The research backs us up

According to the Home Staging Association (USA), staged homes sold on average $40,000 over the listed price in 2021. The average staging investment of 1.3 percent resulted in a 7.1 percent over-list return on investment. And don’t be thinking you’ll try selling without our services, and then if it doesn’t sell, you’ll give us a ring! It’s much harder to entice buyers back to a house they have already discounted.

Owners and real estate agents working together

I work with numerous real agent agents and owners directly. As a real estate agent, you can direct owners to my website if they want to find out more about what we offer at The Finishing Touches. Previous clients have told me they particularly love the before and afters of the homes I have staged. Or they can give me a call.
